Total Cost of Property Ownership: What Your Budget Must Include

The purchase price covers only the property itself. The total cost of property ownership also includes transaction fees, financing, move-in expenses, and ongoing costs.

First, list the one-time costs you may face when buying:

  • Transfer and registration fees: Property registration typically adds percentage of fee based on the sale value.
  • Broker and trustee fees: Add any agent commission and registration trustee or service partner charges.
  • NOC and administrative charges: Check whether the developer requires a No Objection Certificate, and confirm who pays.
  • Mortgage expenses: Financing may involve bank processing, property valuation, mortgage registration, and insurance costs.
  • Move-in costs: Allow for utility connections, refundable deposits, and any cooling-provider charges that apply.

Next, estimate what you’ll pay after the transfer. Owners may owe recurring service charges for shared areas and community facilities. These charges vary by property and location, so check the specific building or community.

Also, leave room for maintenance. If you rent out the property, landlords may need to handle structural repairs and major maintenance. Furnishing and preparing a unit can also affect its appeal to prospective tenants.

For an investment property, plan for vacant periods as well. Service charges, standing utility bills, and district cooling charges may continue even when nobody lives there.

Finally, think beyond the purchase and holding stages. Include possible selling expenses, such as brokerage or transaction charges, when you plan your long-term budget.

Rather than asking, “How much can I spend on the property?”, ask, “What will it cost me to buy, own, and sell?” That figure gives you a more useful budget.

Ultimately, the total cost of property ownership goes well beyond the purchase price. Plan for transaction fees, financing, move-in expenses, maintenance, and possible vacancy costs. A complete budget helps you buy with confidence and manage your property over time.
